摘要
首先给出了居民消费模式函数,指出了居民的消费模式符合“生命周期假说”和应用抵押贷款购房的必要性;然后建立了抵押贷款还贷效用函数,并求出抵押贷款还贷效用最大化的条件.在此基础上提出居民在应用抵押贷款购房时采取不同还贷方式所能购住房的房价,或在房价一定的情况下抵押贷款的还贷期限的测定方法;分析了影响居民购买住房的房价或还贷期限的因素,并在一定假设下计算了等额、等比递增和等比递减还贷方式下可购住房的价格.
The function of consumption pattern is established and the resident consumption pattern is analyzed, which accords with the assumption of life period. The necessity for resident to use housing mortgage loan is discussed. The avail function of clearing off the residential housing mortgage loan and the condition which can make the best avail of clearing off mortgage loan are built up. Based on the above mentioned built up condition, a method to calculate the price of house which one can afford or the period of clearing off mortgage loan at different structures of clearing off is presented and the factors which influence the price or the period are analyzed. Finally, with certain supposition, the different prices of houses at different ways of clearing off the mortgage loan, for example, constant payment mortgage, geometric proportion increasing payment mortgage and geometric proportion descending payment mortgage are calculated.
