土地市场化改革对建设用地集约利用影响研究

The Impact of Land Market Reform on the Intensity of Construction Land Use

研究目的:分析土地市场化改革对建设用地集约利用的影响作用,为推进土地市场化改革、提高建设用地集约利用水平提供参考。研究方法:面板数据GLS模型。研究结果:土地市场化改革的不断推进,提高了建设用地的集约利用水平。研究结论:(1)土地一级市场、二级市场对建设用地集约利用都具有显著的促进作用,并且在纳入其他影响因素后,依然具有较强的稳健性;(2)土地一级市场目前对建设用地集约利用的影响明显大于土地二级市场;(3)土地市场化改革提高了土地市场化总体水平,也提高了建设用地集约利用水平,两者具有显著的正相关关系,并具有较强的稳健性。

The purpose of this study was to analyze the impact of land market reform on the intensity of construction land use in China. Method of GLS model based on provincial-level panel data was used. The results showed that 1 ） the primary and secondary land market development positively affected the intensity of construction land use. The effects were still robustness even other influencing factors were taken into consideration. 2） Compared to the secondary land market, the primary land market had larger effect on the intensity of construction land use. 3） Land market reform can improve the land marketing level and also increased the intensity of construction land use. There is significantly positive correlation between the construction land intensive use and market reform. The effect shows its robustness.
