摘要
对中国房地产经纪业信息共享制度建立的影响因素进行了实证分析,以新制度经济学的制度构成要素理论为依据,开发促进因素量表和阻碍因素量表,利用因子分析方法对量表的结构效度进行检验,并证明量表具有良好的信度,同时运用基于因子分析的权重的确定方法,构建指标层次结构并计算各个层级指标的权重值,最终提炼出影响中国房地产经纪业信息共享制度建立的关键因素,并提出在中国房地产经纪业建立信息共享制度的合理建议。
With method of empirical analysis on the factors of non-shared information of Chinese real estate brokerage industry, and based on theoretical constitute system in New Institutional Economics, the scale for promoting factors and obstacle factors are designed. Validity of scale's structure is tested with method of factor analysis. And then their good reliability is proved. Weights are determined by the method based on factor analysis, to build a hierarchy of indicators, and to calculate their weights. Finally, key factors are refined, Reasonable proposals are put forward to achieve information sharing system.
