摘要
阐释对房地产企业风险产生重要影响的十类因素,以福州、厦门、泉州多家房地产企业及三地相关经济数据为研究对象,通过问卷调查和回归分析等实证研究,得出以下结论:对市场风险影响最大的是政策法规和社会经济因素,短期内金融环境因素和居民消费水平的影响力较小;对非市场风险影响最大的是项目投标决策因素和企业融资方式因素。针对存在的风险,提出若干建议。
Risks of real estate have been affected greatly by ten categories of factors, to Fuzhou, Xiamen, Quanzhou many real estate companies and three related economic datum for the study, through empirical research including questionnaires and regression analysis, and the following conclusions: the greatest impact factors for market risk are policies and socio-economic, financial environment factors and dweller consumption level is less influential in the short term; the greatest impact factors for non-market risk are the project bidding decision-making and corporate financing. In view of risk, the paper puts forward some suggestions.
