摘要
市场法是房地产估价中广泛采用的方法。依据地产估价的基本理论,深入分析研究房地产估价务实中市场法的难点及其存在的问题,提出使用专家打分法进行因素指标量化、用集值迭代法对因素指标赋权、用假设权重法对评价指标进行综合评估的估价方法。旨在实践操作中,应用该方法能够切实有效地减少估价人员主观评价所带来的误差,使估价结果更加客观、真实、合理。
The market comparison approach is widely used in the real estate valuation. According to the basic theory of real estate valuation, this paper analyzed the difficulties and problems of the market comparison approach in the real estate valuation practices,and concludes that using the expert scoring method to quantify the factors,the set-valued iteration to weight the indexes,the weighted averages method with assumed weights to evaluate factors. The aim is that this method can effectively reduce the error caused by the subjective assessments of the valuers in practical operation,and make the valuation results more objective,true and reasonable.
