摘要
从分析北京市房价收入比现状入手,研究房价、人口数量和建设用地规模的变化规律及相互关系,摒除控制房价的误导性论断提出重构合理的住房市场板块与加快保障性住房建设、开征梯度房产税等治理建议。
Starting from analyzing Beijing's current housing price to income ratio, this paper studies the law of changes and relations among housing price, population and built-up land scale and comes to the conclusion that the three of them are highly positively related. On the basis of these, this paper propose pohcy suggestions such as clarifying if there exists bubble in housing price, reconstructing reasonable residents market pattern and speeding up the collection of graded real estate tax to promote effectiveness of land resource utilization.
