基于ISM模型的经济适用房区位因子分析

Analysis on Affordable House of Location Factor Based on ISM

依据十七大报告,中国正在推行经济适用房制度,以解决中低收入阶层的住房和买房难的问题。然而随着经济适用房制度的推进和实施,出现了很多社会问题,究其根本原因是经济适用房区位选择不合理。在以往研究的基础上,运用ISM模型和SPSS软件,对经济适用房的区位因子进行分析,得到经济适用房区位因子的解释结构模型图,并对其进行分析研究。据此提出建议,为政府、城市规划、房地产开发提供参考。

Based on the 17th the people congress report, affordable housing system is implementing which has solved the housing problem of low-income people.However,with the affordable housing system promoted and carried out,there has been a lot of social problems for which the foundational reason is the unreasonable location choice.In this paper, based on previous studies, the author use ISM and SPSS to study the affordable house＇ s location factor, attain the affordable house location factor model to explain, research, conclude that we should think over income , the gap among groups, housing and urban planning institution flint, then the distance between CBD and the affordable house, public transport facilities and the cost of residents communicating, last the need of environment, road accessibility and the number of job.The paper give some proposes for government departments, urban planning departments and real estate developers to make a chosen when they will plan and construct the affordable houses.
