摘要
随着估价市场化的进一步深入,估价市场的竞争越来越激烈,市场对估价机构的要求也越来越高,特别是在土地一级开发中,社会对拆迁估价主体的选择也越来越关注。其中,估价的客观性、公正性已成为被拆迁人选择拆迁估价机构的重要标准。而拆迁中信息公示制度的建立,为估价机构既带来机遇,也带来挑战。一方面,信息公开让估价机构相互之间的竞争透明化、公开化,有利于被拆迁人做出选择;另一方面,信息公开也让估价机构的原有定位发生变化,如何平衡与协调被拆迁人和拆迁人之间围绕拆迁补偿产生的利益纠纷成为估价机构的新使命。
