摘要
目前,房地产开发成本控制方面存在的问题是:成本管理的意识不强,缺乏控制和降低成本的有效措施,没有形成有效的、全员的、全过程的制度和组织保障体系。房地产开发企业要清醒地认识到房地产项目的成本控制是一个复杂的、动态的系统工程,必须在设计、招标、施工和销售各个阶段,建立贯穿整个开发过程的成本控制体系和机制,降低各个阶段、各个环节的成本和费用,以保持开发的可持续性,增强发展的后劲。
The current real estate development has some problems in cost control: the weak cost management consciousness; the lack of effective measures to control and lower the cost; and the absence of an effective, company-wide and full process institutional and organizational security system. In order to ensure a sustained development and maintain the development power, real estate development enterprises should clearly understand that the cost control of real estate projects is a complex, dynamic and systematic engineering; a cost control system and mechanism must be constructed to be carried out throughout the entire development process including the design, bidding, construction and sales stages; and the costs and expenses of all aspects must be reduced in various stages.
