摘要
本文对农地流转的供求双方选择何种流转方式进行土地流转能够实现福利改善进行理论分析。研究结果显示:在流转供求双方理性人假设和流转成本与收益的约束条件下,农地流转的供给方(农地供给者)进行股权投资的分红收益与流出土地的机会成本(主要是土地的基本保障效用)大小是其对流转方式作出选择的依据;农地流转的需求方选择专业化合作组织参与的流转方式(以股权投资为例)可以为其减少交易成本,并取得生产的规模效用,福利得到改善。
The rural land transaction in our study refers to land transaction in rural areas. The purpose of this research is to analyze the effective way to improve welfare effect in rural land transac- tion with supply and demand choice. The results indicate that the criteria of rural land transaction ( for supply side) ways is to compare the bonus with the opportunity cost ( the rural land social secu- rity effect) , and out of consideration of rational choice, the rural land transaction ( for demand side) choosing intermediary institution can reduce transaction cost and get more welfare improvement.
