摘要 针对目前旧城土地再开发所引起的一系列效益失衡现象,通过挖掘土地再开发的目的,详解失衡现象的现状和归纳其成因,进而提出平衡综合效益的对策及建议。本文以丘陵地区旧城核心地块改造项目为例,理清中小城市土地再开发的现状,对以管理者、开发商、设计人员、公众为主体,造成旧城开发综合效益失衡的作用机制进行解析,提出服务公众为核心的再开发宗旨,以此探寻旧城社会、经济和环境三者和谐发展的最佳效益平衡点。 Caused by a series of effectiveness for the redevelopment of the old city land imbalances, the purpose of mining land redevelopment Detailed imbalance in the status and summarized the causes of, and then put forward countermeasures and suggestions of the balanced and comprehensive benefits. In this paper, the hilly area of the old city core block reconstruction project as an example, clarifying the status quo of land re- development of small and medium-sized cities, managers, developers, designers, and the public as the main body, resulting in the comprehensive benefit imbalances of the old city development mechanism resolution, proposed redevelopment purpose of serving the public as the core, in order to explore the harmonious development of the old city social, economic and environmental effectiveness of the equilibrium point.
