摘要
以西安地铁2号线为例,针对区位特征中住宅到站点距离的两种方法——实际距离与直线距离进行对比分析,得出直线距离更能显著反应地铁对住宅价格的影响。同时通过特征价格模型定量评估了轨道交通对周边新建住宅的影响半径及价格的影响幅度:即西安地铁2号线的影响半径为1500m,平均每靠近地铁100m,住宅单价增值0.9%,且在500m范围内住宅单价增值最为明显。
Taking Xi'an Subway Line 2 as an example, this paper comparatively analyzes the actual distance and crow flies between residence and subway stations and draws a conclusion that the crow flies significantly reflects the impact of subway on housing prices. Using the hedonic price model, this paper evaluates the influence radius of subway transit on the surrounding newly built houses; the influence radius of Xi'an Subway is 1500m, which means that every 100m closer to subway, the unit price appreciates 0.9%, and the most obvious price appreciation lies in within 500m, with an appreciation of 7.9%.
