摘要
选取全国31个省(直辖市、自治区,以下简称省份)1994年~2010年消费、投资、储蓄等方面的面板数据,检验了房价波动的区域经济效应。研究结果表明:各影响因素效应的显现与当地经济发达程度有着密切但非绝对关联的关系。在需求刚性的条件下,房价波动带来的投资效应最为显著,因购房储蓄增加对其他消费产生的挤出效应次之,财富效应则几乎没有显现。
This paper adopts consumption, investment, and savings panel data of 31 provinces from 1994 to 2010 to ex- amine the impact of housing price fluctuation on regional economy. The result shows there is a close but not absolute rela- tionship between the effects and the development level of local economy. Under the condition of rigid demand the investment effect of price fluctuations is the most significant, followed by the crowding-out effect on other consumption, and the wealth effect is barely apparent.
