摘要
进入2012年以来,在房地产行业日益成熟、市场深度观望的背景下,我国房地产领域积极探索多元化经营的发展之路。这一方面表明房地产企业有调整发展战略的强烈诉求;另一方面也凸显了房地产企业有从单一业务经营向多元化经营的客观需要。大量研究和实践表明多元化经营对于房企来说是一把双刃剑,其在获得多元化带来的收益提升或成本降低的同时,无一例外都要面临各种风险。因此如何识别风险、实施可控的多元化之路是房企在经营过程中首要考虑的问题。
In 2012, in the backdrop of the real estate industry increasingly mature and the market depth wait - and - see, the area of China's real estate is actively exploring diversified development path. On the one hand, it shows that in the current market situation, real estate enterprise has strong demands to adjust the development strategy. On the other hand, it also highlights the industrial development of the current stage, some real estate enterprises have the objective need of from a single business management to diversified management. However, a large number of research and practice indicate that diversified development is a double - edged sword to real estate enterprise, is an opportunity as well serious challenges. At the same time of enhancing the benefits and reducing cost by the diversification, real estate enterprise faces all kinds of risk without exception. Therefore, how to identify risks, implement the road of controllable diversified real estate enterprises is the primary consideration.
