摘要
研究目的:结合2000—2010年中国35个大中城市的面板数据,从产业集聚和政府作用两个角度实证研究影响中国城市工业地价的主要因素。研究方法:计量经济分析方法。研究结果:产业集聚对工业地价有显著影响,且其作用在东部地区大于中西部地区;2006年工业用地出让制度改革之后,政府土地总供给才对工业地价有显著影响,而在此之前不显著;此外,其他控制变量如经济发展水平、人口密度、交通条件也对工业地价有显著影响,但外资对工业地价的影响不显著。研究结论:产业集聚和政府作用是影响中国城市工业地价变化的重要因素。
The purpose of this study is to explore the factors affecting industrial land prices in China regarding industrial agglomeration and government intervention based on a panel data set of 35 big cities from 2000 to 2010. Method used is the econometrics analysis. The results show that the industrial agglomeration had a significant impact on the industrial land prices and its role in eastern region was more significant than that of central and western regions. The government land supply did not significantly impact on the industrial land prices until 2006. In addition, other variables such as the level of economic development, population density and transport conditions also had significant effects on industrial land prices; however the role of foreign direct investment was not significant. The conclusion is that the industrial agglomeration and government intervention both affected the industrial land prices significantly.
