摘要
随着我国农村新一轮土地承包制的延续以及土地使用制度改革的深化 ,如何科学、合理地进行农用土地的价格评估 ,已成为当前学术界以及各基层政府日益关注的焦点 .以县域农场为例 ,重点探讨了在土地综合定级的基础上 ,由测算标准田地价进而测算各类用地的基准地价及变幅 ,从而提出土地承包价格的测算方法 ,具有较强的理论与实践意义 .
With the continuing of agricultural land contracted policy and the deepening of the reform of the land use system, it becomes more and more important to evaluate the agricultural land including the contracted price of agricultural land in different periods. Due to the characteristic of agricultural land, it is more difficult to evaluate its price than that of urban land. Taking a certain farm in a certain region as a case study, the paper studies how to evaluate the datum land price and brings forward a method to evaluate it from the price of the standard unit. In order to make the land price more feasible, the paper also puts forward a method to calculate the land contracted price from the datum land price.
