摘要
住房制度改革以来,房地产价格一直都是人们议论的热门话题之一,并且一般认为其价格上涨受到经济发展水平、银行信贷政策、通货膨胀状况以及城市化发展水平等诸多因素的影响。本文在分析房地产价格影响因素的基础上,通过实证分析得出:房地产价格水平与银行信贷、GDP增长速度、通货膨胀率、城市化水平等诸因素之间均具有较强的正相关性,最后提出政府相关管理部门应采取相应措施来有效抑制房地产价格的上涨态势。
Since the reform of the housing system, people have always discussed the price of the real estate, which has always been influenced by the factors such as economic development level, bank credit policy, currency inflation and urbanization de- velopment. Based on the analysis of these factors, through empirical analysis, the essay concludes that there is a strong positive correlation between price and bank credit, GDP growth rate, inflation rate, urbanization level. At last, the essay proposes that the relevant authorities should take correspotlding measures to curb the rising trend of real estate prices.
