90年代是中国城市开发建设突飞猛进的时期 ,其中 ,上海市作为这一时期中国改革开放的龙头城市 ,其开发建设成就更是举世瞩目。作者选取上海市中心城区之一的静安区作为研究对象 ,实证分析和推导了区内城市开发建设项目的时段周期、规模总量、物业构成、功能变迁、机制类型、开发强度、空间分布等七方面的规律性特点 ,刻划了上海中心城区这一时期大开发的基本特征及当今规划应对的若干问题。

The urban development and construction in Shanghai has been noticed by the world in 1990's.This Paper chooses one district in Shanghai's urban center,analyzes and deduces the periodicity,scale,constitution,intensity,and distribution of the construction projects,discusses the features of the urban development and the problems of planning.
