摘要
[目的]从新制度经济学的角度,通过浙江省余姚市、江西省南昌县的个案分析,分析农村土地流转中介组织对交易费用的影响并确认其影响因素。[方法]在经济学理论分析的基础上,进行个案实证比较研究。[结果]农村土地流转中介组织的确能够降低土地流转中的交易费用,活跃农村土地流转市场;当地政府的介入程度、对村级组织管理者的激励、对土地拥有者的保障或激励以及当地劳动力要素市场的发展程度等因素对土地流转中介组织的建立与演进起到了至关重要的作用。[结论]农村土地流转中介组织降低了土地流转中的交易费用,在建立土地流转中介组织的过程中需要注意更多的影响因素的制约。
[ Objective] With Yuyao City, Zhejiang Province, Nanchang County Jiangxi Province as an example, from the perspective of new system economics, effects of rural land intermediary organizations on transaction cost were analyzed and influencing factors were confirmed. [ Method] On the basis of economics theory analysis, the case study was compared. [ Result] Rural land transfer intermediary organizations could reduce transaction fee in land transfer and make the rural land transfer market active. The degree of involvement of the local govern- ment, the incentives for village cadres, protection or incentives for land owners, as well as the development of local labor markets play an irre- placeable role in the establishment and evolution of the land transfer intermediary organizations. [ Conclusion] The rural land transfer interme- diary organizations are able to reduce transaction costs in land transfer and influencing factors need more attention in the process of intermediar- y organizations.
