摘要
目前对待估价房地产与可比案例的比较方法,多没有考虑决策的个别遗憾问题.VIKOR算法采取妥协解来解决属性间的冲突,其最大特点就是将群体效益最大化和反对意见的个别遗憾最小化.通过VIKOR算法给出了房地产估价时的方法,最后以一个实例来验证这种方法的有效性.
While modifying the factors of a piece of real estate relative to others, most evaluation methods do not take into consideration the regret of individual factors. VIKOR method is an evaluation method that gives compromise solutions for alternatives containing contradictory factors in different units. It can maximize the utility of all the factors and minimize the regret of individual factors, as is most appropriate for the evaluation of real estates. A pricing model based on VIKOR method is proposed in the paper and a numerical example is given to show the effectiveness of the method.
