摘要
以厦门市本岛商业用地数据为例,利用少量离散点(地价样点)建立数字地价模型。基于SPSS数据分析软件,利用已知数据编制地价指数并预测地价趋势,同时利用ArcGIS地理信息系统软件对地价样点进行多次Kriging空间插值形成连续数字地价面,从时间与空间二层维度对地价变化进行分析与研究。研究表明,地价指数较准确地反映了市场趋势,数字地价面符合厦门市商业地价分布规律,通过对城镇地价进行时空二维分析,为城镇地价动态更新提供了新思路。
Taking an example of retail land on the island of Xiamen city,the digital land price model was built through a few land price samples.As for the temporal change of land price,some known statistics and index of land price were used to fit the functions and forecast the trend of the change through the SPSS software.Moreover,in terms of the spatial change,a few land price samples were used as interpolation of sample sites in order to make a map of continuous DLP-digital land price and analyze through the ArcGIS software.Research result indicates that the index of land price is a correct way to descripe the land market,and the DLP is in conformity with the distribution of retail land price in Xiamen city.And then,some new ideas of updating land price in dynamic were proposed.
