摘要
通过调查分析发现,京沪穗三市科技服务业用地的规模和结构具有下列主要特点:(1)科技企业孵化器的孵化规模与孵化能力不成比例;(2)不同等级和不同区域城市科技企业孵化器的用地(用房)结构均存在一定差异,但年际变动幅度较小;(3)国家大学科技园孵化场地的用地(用房)结构在调整中趋于优化。运用灰色关联度分析方法,得出影响科技服务业用地绩效的主要因素是科技资源投入强度和产出水平、对外开放水平、城市经济社会发展水平、制度因素等。并提出促进科技服务业用地规模和结构优化及效益提升的对策建议。
On the basis of statistical analysis, the paper summarizes the main features of land use size and structure for science and technology services in Beijing, Shanghai and Guangzhou . At the same time, it compares and analyzes the output performances of some land use types for science and technology services . Then the paper estimates the impact factors of incubation performance of land use for science and technology services quantitatively with the help of grey rela- tion analysis method, which are the input intensity of science and technology resources, level of opening to the outside world, urban economic and social development level, institutional factors and so on. Finally, it proposes some suggests for improving land use size and structure and enhancing its benefit.
