中心城区人气旺盛,有较高的土地开发强度诉求,但高强度土地开发加剧了中心城区交通拥挤的现状,土地开发与交通系统容量存在相互制约、相互影响的关系。因此有必要研究交通系统剩余容量和土地开发强度的关系,以交通系统剩余容量为前提,计算土地开发强度,可为土地开发强度的量化提供科学依据,并在获取土地最大开发价值的基础上确保交通顺畅。

There are high popularity and high appeal of land development intensity in the city center.However,high intensity of land development exacerbates the traffic congestion in the city center.Therefore,there is a relationship of mutual constraint and influence between capacity of traffic system and land development.Thus,on the premise of available capacity of traffic system,it is necessary to study the relationship between the available capacity of traffic system and land development intensity,calculating the land development intensity,which provides scientific basis for the quantization of land development intensity,and ensures traffic unobstructed on the basis of gaining the maximum value of land development.
