农地转出方选择流转对象的影响因素分析——基于土地可持续利用视角

Analysis of the Influence Factors of the Farmland Transferor Choose the Circulation Object——Based on the Perspective of Sustainable Land Use

运用理性选择理论详细分析了农村土地转出方选择流转对象的行为发生的过程及选择行为的影响因素。并基于土地可持续利用的视角,运用期望效用理论建立了转出方选择流入方的决策模型,进而采用Logistic模型对影响选择的因素进行分析。研究表明,流入方资源禀赋和诚信等级、对流入土地的使用强度、转出方对不同类型流入方的认可程度、流入方对于进行土地可持续利用投资所能带来效益的认识程度、流转年限、土地可持续利用投资和不可持续利用投资下的租金的差值等因素对于转出方的选择行为有显著的影响。基于研究结论,提出了促进农地可持续利用的政策建议。

This paper detailedly analysed the process of the farmland transferor choose the circulation object and the influence factors of this choice behavior. And based on the perspective of sustainable utilization of land, this paper used expected utility theory to established the decision - making model that the farmland transferor choose the farmland transferee, and then using Logistic model to make an analysis of the factors that influence the selection.Research shows that the transferor~ choice behavior were mainly affected by the factors such as the farmland transferee＇s resource endowment and credit rating, the using intensity about the farmland inflow, the transferor＇ s approval degree about different types of the farmland transferee, the transferee＇ s understanding of the benefits bring from the farmland which has been invested for using a long time, circulation time, the differential rent from the farmland which has been invested for using a long time and hasn＇ t been invested and so on. Based on the conclusions, the paper put forward some policy proposal which can promote the sustainable utilization of the land.
