房龄、折旧率与住房价格--基于上海数据的实证研究 被引量:8

摘要 房屋折旧速度会影响住房潜在需求,关系购房者贷款的额度以及住房成交的相关税费,对房地产投资决策和金融市场衍生品开发都具有重要意义,但国内对住房房龄与折旧的定量研究还非常少。本文利用上海二手房住宅的数据,在特征价格模型中控制与房龄相关的住宅"群体效应"后,发现住房平均建筑折旧率为每年3%—5%,但具有显著的非线性影响效应,前期快后期慢。我们还利用分位数回归方法,发现不同价格住房的房屋折旧速度有显著的差异,中等价格住房折旧速度最快,低价住房和高价住房的折旧速度则相对比较慢。这些实证结果对于房地产开发决策、房屋交易评估和城市规划都具有重要的应用价值。
