摘要
城际铁路对住宅价格的影响研究可以促进城市的合理规划和城际铁路的有效运营。在分析城际铁路对沿线城市居民工作、生活方式影响的基础上,借鉴国内外有关城市轨道交通对房地产价值影响的研究成果,分析城际铁路对沿线城市住宅价格的影响区域、影响程度、时段影响特征,得出其影响范围、程度的计算公式和不同时段的影响规律。
The analysis on influence of intercity railway on house price could promote reasonable layout of city and effective operation of intercity railways. Based on analyzing the influence of intercity railway on city inhabitant＇s work and living way, and by referring the research results on influence of urban rail transit on realty value in China and foreign countries, this paper analyzes the influence area, influence degree and periodical influence characteristics of intercity railways on house price along the line and achieves the calculation formula of influence area and degree as well as the influence regular pattern in different time period.
