Study on Individual Investment Risk in Commercial Property

近年来,我国住宅市场宏观调控日趋严厉,许多个体投资者纷纷转向商用物业投资。但由于商用物业具有与一般物业不同的特征,使得投资商业物业面临许多风险。通过分析个体投资者投资商用物业的特征,根据这些特征进一步探讨个体投资者风险类型与测度方法,并提出风险防范策略,为投资者提供科学决策依据。

In recent years,China＇s macroeconomic regulation and control of the residential market is the increasingly stringent,many individual investors have turned to commercial property investment.However,due to the commercial property has different characteristics with the general property,the investment in commercial property is faced with many risks.In this paper,the characteristics of individual investors to invest in commercial properties were analyzed,and the individual investor risk types and measurements were explored according to these characteristics,then the risk prevention strategies were proposed for investors＇scientific decision making.
