近几年来全国各大城市商品房价格持续上涨，作为二线城市的西安2010年房价涨幅甚至超过了北京、上海等一线城市，过高的房价已超出了普通市民的购买能力．另一方面，西安将逐步发展为国际化的大都市，城市的建设离不开房地产行业的发展，因此，政府需采取一系列政策、措施对商品房价格进行调控，将房价控制在合理的范围内．另外，还需引导、促进房地产行业向积极、健康的方向发展，以确保大西安战略的实施．

Recent years, the price of commercial residential buildings has been increasing in big cities. In Xi＇an, the second tier city, the price of housing has outstripped the price in Beijing, Shanghai, the first tier cities. The higher price is beyond the common people＇s purchasing ability. On the other hand, Xi＇an is developing to an inter-national city. The city construction will not develop without the real estate business. Therefore, the government should take some policies and measures to adjust and control the price of commercial residential houses, and control the price within the reasonable range. Also, the government should lead and promote the real estate business to de-velop actively and healthily to make sure the carrying out of the Big Xi＇an Strategy.
