On the basis of analyzing the background of urbanization and the shortage of land resources in China, this pa- per states social status quo related to real estate, then goes further to analyze the four main bodies of the market as buyers, real estate developers, the local government and the central government. Finally the paper points out that the root cause of rising house prices is that the demand exceeds the supply and proposes some countermeasures to curb soaring house prices.
