摘要
土地开发的收益是通过土地所承载的产业来实现的。深圳土地产出率与国际上先进城市和地区比存在很大差距,原因是土地利用结构不合理,传统工业用地和住宅用地比重过大,高端科技产业和现代服务业用地比重太小,很大部分处于产业链条中低端的加工业部分,增加值率很低,这与深圳产业发展的历史有关。解决的途径是加大力度推行产业升级和产业结构转移,调整土地利用布局,盘活存量土地资源,提高土地资源承载力。
The return of the land development dependents on its productivity of the land resource carrying capacity. There are significant discrepancies between Shenzhen and other well-developed cities in the world. The irrational structure of land use allocation, in terms of excessive proportion of both traditional industries and residential development, yet lack of the promotion on high-end industries and modern services industry development are key reasons. In fact, the main approach to increasing land resource carrying capacity is to promote the upgrading of industrial structure and intensify industry transfer.
