摘要
住房抵押贷款证券化的实质是为发放住房抵押贷款的金融机构提供一种融资制度安排。在目前的条件下 ,中国推行住房抵押贷款证券化的基础还十分脆弱 ,基本上还不具备大规模开展住房抵押贷款证券化的条件 ;虽然有进行住房抵押贷款证券化的潜在要求 ,但就紧迫性而言并不十分突出 ;虽然可以在局部地区进行住房抵押贷款证券化的试点 。
The nature of housing loan in securities is a kind of a financing arrangement offered to the financial institutes who grant mortgage loan.There is no condition for the time being to introduce the arrangement of housing mortgage loan in securitization on a large scale under a weak financial support.It is no need to be hurry to do so though there is a potential demand for housing mortgage loan in securitization.The more important task is to create a sound market environment and a financial system condition.
