摘要 首先,运用专家意见综合评分法对房地产项目风险进行了定量评价,找出了10项风险因素并分别计算了风险权重.然后,运用耗散结构理论将这些风险因素和权重值分别作为影响房地产项目耗散结构形成的熵流因素和因素权重,通过建立并分析项目管理耗散结构模型,提出项目管理熵流管理策略思想,同时根据风险权重的分析计算和熵流因素的排名高低,得出了在房地产开发项目管理中的一些有益启示. This article firstly evaluates quantitatively the risk assessment of real estate project by using ex- pert opinion grading method and identifies 10 risk factors and calculates their risk weights separately. These risk factors and risk weights are regarded correspondingly as entropy flow factors and factor weights which affect the formation of dissipative structure of real estate project by dissipative structure theory. Through the establishment and analysis of dissipative structure model of project management, this paper presents the en- tropy management strategy about project management. At the same time, according to the risk weight analys- is and the ranking order of entropy flow factors, some useful inspirations are obtained in real estate develop- ment project management.
