摘要
本文通过文献研究对居住质量理论进行了系统梳理,运用居住质量的概念模型,分析了房屋所有权对居住质量的影响,认为租房(无房屋所有权)的居住质量显著低于自有住房(有房屋所有权)。这解释了在房价高居不下,高租售比背景下,人们仍然热衷于买房,导致购房市场供不应求这一社会现象的原因。因此,努力提高租房的居住质量是缓解购房市场供需关系紧张的一种有效方式,对相关研究者和政策制定者都有重要借鉴意义。
This paper analyzes the living quality theory through paper research.By using living quality model and analyzing effects of house ownership for living quality,the author thinks that living quality of house renting is obviously lowers than owning a house.This explains that with high housing price and high price rental ration,people still favor to buy houses and that has resulted in short supply of houses.So improving living quality for house renting is an effective way to release supply shortage for houses.This paper has important significance to relevant researchers and policy makers.
