摘要
从全国整体来看,房价波动存在收入分配效应;在一定时期内,房价波动与收入分配两变量之间存在互动关系。从区域情况来看,我国东、西、中部地区房价波动状况也都存在一定的收入分配效应,表现出明显的区域差异。从微观层面看,家庭住房产权、住房建筑面积及住房市值等住房差异也会产生收入分配效应。从长远看,要从改善房价波动收入分配效应的传导机制入手,加快完善我国的住房保障制度。
There are income distribution effects exists in estate price fluctuation in whole nation; There is interactive relationship between the fluctuation of estate price and the distribution of income. From regional situation,it shows certain income distribution effects in estate price fluctuation of China's East,West and Central region and regional differences exist. From the micro level,the differences of property of residences,construction area of residences and market capitalization of residences produce income distribution effects. From the long-term interests,it is required to improve the transmission mechanism of income distribution effects in domestic estate price fluctuation for the improvement of domestic residence security system.
