Coupling between property management and community administration——From the perspective of social administration innovation

从分析物业管理和社区管理的组织结构、性质特征及运行困境入手,探讨了二者有机耦合的基础,提出了物业管理与社区管理有机耦合的路径选择,即以物业服务企业为主导的市场导向型物业管理模式、以居民委员会(社区)为主导的基层政府导向型物业管理模式、"三位一体"的社会导向型物业管理模式。

The foundation and modes of the coupling between property management and community administration are explored and proposed as follows according to analysis of their organization structure, characteristics and difficulties in operation, market-oriented property management mode led by property management company, local government-oriented property management mode led by community council, and the trinity social-oriented property management mode.
