摘要
近年来,住房倒按揭(以房养老)在国内的研讨和尝试方兴未艾。文章对国内外论著及典型案例进行研究,探讨了住房倒按揭在我国实施难的主客观方面的原因,譬如中外国情的差异、公众观念的不适应、方案缺乏吸引力、机构养老及社区养老尚不成熟等多方面因素。文章认为在我国现阶段构建住房倒按揭方案应明确政府责任,以政府为主导,构建救助型、福利型"以房养老"方案应当是住房倒按揭在我国的早期表现形式。
In recent years, China has begun to focus on the project of Home Equity Conversion Mortgage. With study, this article firstly discusses view, unattractiveness of scheme, the obstacles of this project, such as the cultural differences, inadaptation and so on.
