摘要
公寓REITs在国外发展已经成熟,在美国的各种REITs中所占比例最大,我国现已有一家位于北京的公寓引入了REITs。公寓REITs能更大范围地满足城市青年的住房需求、为投资者提供更稳定的收益、大大地促进我国房地产业的发展以及促进社会更加稳定和谐。我国可在运行模式上借鉴美国成功经验,资金来源上利用庞大的社会闲置资金以及基金经营上依靠专业的专家团队,进一步加强和推进公寓REITS。
Apartment REITs has already mature overseas,the United States has accounted for the largest proportion of all the varieties of REITs.And an apartment in Beijing has introduced REITs in China now.Apartment REITs can optimize the structure of real estate investment,provide stable repayment for investors,solve transitional accommodation of the urban youth and promote social stability.On the premise of a large community of idle funds in China,benefiting from international success,coupled with a professional management team,apartment REITs prospect is worth anticipating.
