摘要
本文通过分析房地产对货币供求和实体经济的作用,在传统的预付现金模型的基础上构建了一个包含房地产因素的的一般均衡模型。理论分析表明:货币对房地产变动的净溢出效应是影响货币流通速度变化的重要变量。SVAR计量模型分析表明:我国现阶段由于货币对房地产变动具有负溢出效应,因而货币和房地产冲击都能使货币流通速度呈现负的动态效应。
By analyzing the role of the real estate on the money supply and the real economy, this paper based on the tradi- tional cash-in-advance model, built a general equilibrium model including real estate. Theoretical analysis showed that currency net spillover effects of real estate change was an important variable to affect the velocity of money. The SVAR econometric mod- el analysis showed that currency had a negative spillover effect on the real estate changes in China＇s current period, the impact of monetary and real estate made a negative dynamic effects on the velocity of money.
