摘要
日本二战后的经济较长时间地保持高速增长,城市化进程和房地产业也得到了快速发展。在此过程中,经济增长是房地产业发展的基本动力;城市化显著促进了房地产业的发展,并对房价形成支撑;金融支持对房地产价格有显著的助推作用;日本房地产泡沫形成和破灭又重挫了日本经济。这意味着,中国的城镇化进程,需要正确处理其与经济增长、房地产业三者的关系。
After the World War Ⅱ, the growth of Japan's economy maintained high speed, with which the urbanization process and real estate industry developed rapidly. In this process, Economic growth was the basic driving force of the development of the real estate industry; urbanization significantly promoted the development of the real estate industry, supported the formation and prices; the financial support was very important to the real estate prices; the formation and collapse of the Japanese real estate bubble destroyed Japan's economy. That meaned we should correctly handle relationship among China's urbanization, economic growth and real estate industry.
