Land Development Pattern of Modern Shanghai——Take Rue Massenet for Example

根据法文档案,本文从越界筑路、道路规划、建筑管控三个方面,讨论了马斯南路辟建及土地开发过程,并揭示了近代上海的土地开发模式。研究证明,近代上海的土地开发通过三部曲完成:越界筑路开其先,打破了传统的圩田体系,土地利用由农业向建筑用地转换;道路规划随其后,计划路线、筑路时间和空间均以满足地产开发为条件;建筑管控贯穿其中,将私人的无序开发纳入到有序的城市规划中。

According to French archive, this article explores the road - building process and land use pattern of Rue Massenet from three aspects ： road - building, road - planning, and building control, in order to reveal the land development pattern of modem Shanghai. The results arrived as following： building roads beyond the boundary of French Concession firstly broke out the traditional polders system of Shanghai village and promoted land use conversion from agricultural land to building land ; the route, time and scope of road planning was determined by the real estate development; and the architecture control placed the disorderly development of the private into the orderly urban planning.
