武汉东湖风景区对周边住宅价格影响的研究 被引量:6

摘要 城市开放空间对城市住宅环境质量具有明显改善作用并进而影响房价已成共识,但就定量分析开放空间对住宅价值的距离梯度影响仍较薄弱。运用特征价格模型和GIS,针对武汉东湖风景区对周边住宅价格的影响进行量化分析表明,东湖对周边住宅价格有显著正向影响,离东湖距离每减少100m,住宅价格的单价将增加5.8%。该结论可为房产税政策制定和城市基准地价体系建立以及城市规划、环境保护提供科学依据,以促进城市的有序发展。 It was become the consensus that urban open space had obvious improvement on the quality of city residential environment and then affected the price of house. However, quantitative analysis the distance gradient influence of open space on residential value was still weak. This paper used the Hedonie Price Model and GIS to quantitatively analyze the impact on the surrounding residential price of the East Lake scenic area of Wuhan. The results of the study showed that the East Lake had an obviously positive impact on the price of near houses. The unit price would be in- creased by 5.8 % if the distance between residential and the east lake was reduced by 100m. This conclusion could provide the scientific basis for for- mulating property tax policy and developing urban benchmark land price system, as well as urban planning and environmental protection, in order to promote the orderly development of the city.
