摘要 研究目的:探讨应用Voronoi图结合土地交易样点进行城镇土地定级的方法与实证研究。研究方法:基于贵阳市交易样点地价,在依据土地交易价格频率曲线判断划分地价等级的基础上,生成Voronoi图地价均质区域,结合贵阳市道路分布格局划分城镇用地级别。研究结果:贵阳市中心区住宅用地Ⅰ级区占定级区的5.52%,主要分布在喷水池、大南门、紫林庵等最主要的商业居住地带;Ⅱ级区占16.25%,主要分布在纪念塔、文昌阁等地带;Ⅲ级区占23.70%,主要分布在宅吉小区、金顶山等地带;Ⅳ级区占48.23%,主要分布在黔灵山、南岳山等地带;Ⅴ级区占6.30%,主要分布在七冲等地带。研究结论:(1)基于Voronoi图结合土地交易样点定级是城镇土地定级的一种有效方法,可与其他定级方法相互验证定级结果;(2)土地交易样点的科学选取是城镇土地定级的关键,可提高结果的准确度。 The purpose of this study is to apply the Voronoi diagram to the gradation of urban land. Method was to generate Voronoi homogenous area of land price based on land price grades achieved by frequency curve judgment through transaction samples. The diagram was also delimited with the traffic maps. The resuh indicates that the proportion of level Ⅰ area is 5.52% of the whole graded area, mainly distributed within the main commercial and residential districts of Guiyang, such as the Fountain Poll, the Large Southgate, and the Zilin Nunnery. Level Ⅱ area covered 16.25%, covering the areas such as the cenotaph, the Wenchang Pavilion and etc. Level Ⅲ area accounts for 23.70%, covering the areas such as Zhaiji block and Jinding mountain and etc. Level IV and V areas took up 48.23% and 6.30% respectively. These areas were distributed within Qianlin mountain, Nanyue mountain, Qichong and so on. The paper concludes that 1) it is an effective grading method based on Voronoi diagram and land transaction samples; 2) the key of the method is the selection of land transaction samples which affects significantly the accuracy of result.
