摘要
通过对我国长三角、京津唐、珠三角、武汉、中原、成渝六大城市群306个城镇的住宅地价进行研究,试图发现城市群内城市住宅地价的空间分布规律与机理。综合采用地统计的空间插值、空间差异、空间变异分形、相关性理论方法,以SPSS为统计分析工具,对六大城市群城市住宅地价进行了反距离权重插值、余期望系数、分形测度、自相关等全面分析。结果表明我国城市群住宅地价具有以下特征:地价存在显著的地域特点,东部高、中西部低;城市间地价存在明显差异,其中群间差异是造成城市住宅地价差异的主要原因;城市群内城市住宅地价符合等级体系特征,且不同特质的城市群具有不同的分维数;由于城市群发展特点与阶段不同,造成群内地价的不同变化趋势;城市群内城市住宅地价具有一定的关联性,表现在全局性的相关性与局部性的自相关性的空间差异。
By analyzing the residential land price attribute of 306 cities in six urban agglomerations, China, including Yangtse River Delta, Jingjintang Area, Pearl River Delta, Wuhan Area, Zhongyuan Area and Chengyu Area, this essay hoped to find the distribution regulations and mechanism of the urban residential land price in the urban agglomerations. Based on spatial interpolation, spatial difference, fractal, autocorrelation geostatistic theories, those analysis method like inverse distance weighting, residual expectation coefficient, fractal measure, autocorrelation coefficient, were made to six urban agglomerations by using SPSS software. The research result reveals the follow characteristics of the urban residential land price in six agglomerations, China: the urban residential land price in the urban agglomerations has obvious regional characteristic, the land price in east part of China is higher than the land price in central and west part; the residential urban land price among different cities has clear difference, the variation among urban agglomerations is the main reason; the land price among urban agglomerations is adapt to the fractal hierarchy system, and different urban agglomeration has different fractal dimension; due to different develop phase, every urban agglomeration has its own spatial changing tendency; the land price among urban agglomeration has different autocorrelation.
