摘要
个人住房抵押贷款也是存在风险的。在世界各国和地区不同的住房消费信贷模式中,有许多值得我国学习的经验,尤以美国和香港的成功经验值得借鉴。美国的完善的运作体系包括严格的个人资信调查、定量化的风险分析工具的开发运用与家庭生命周期特征相匹配开发创新产品、住房抵押贷款证券化等;香港地区的成功做法主要在于引入专业中介机构的全程介入和建立健全风险拨备机制。
There exist risks in the house mortgage. In the different credit model of house consuming in the world, there have a lot of learning experience for us, especially that in the USA and Hong Kong. The perfect operation system in the USA includes strict personal credit investigation, developing innova- tive products matching family life cycle, the development and application of quantitative risk analysis tools and mortgage securitization while in Hong Kong, the successful practice is mainly due to the in- troduction of professional intermediary for full-course intervention and the establishment of healthy risk provision mechanism.
