摘要
论述了待售商品房与空置商品房的联系和区别,分析了影响商品住宅待售面积的有关因素。通过建立灰色关联分析模型,对影响沈阳市商品住宅待售面积的各个因素进行了定量分析,揭示了影响沈阳市商品住宅待售面积各因素的主次关系。
The paper discusses the relations and differences between commercial housing for sale and vacant commercial housing. Then the article analyzes the influencing factors for the area of commercial housing for sale. What' s more, the paper uses grey relational analysis model to quantitatively analyze various fac- tors which influence the area of commercial housing for sale in Shenyang, and reveals their different impor- tance. Based on the overall results and comprehensive analysis above, the paper summarizes conclusions that market demand factors are the primary factors and macro economic factors and real estate supply fac- tors are the secondary factors to influence the area of commercial housing for sale in Shenyang.
