摘要
结合云南省昆明市的特点,选取了诸多的价格影响因素,如该地区的人均生产总值、居民消费价格指数、建筑安装工程总投资、居民人均可支配收入、人均居住面积、人口总数、城市化水平、房地产开发投资额等指标的历年数据,试图通过建立灰色关联度模型对尽可能多的因素进行筛选和分析,辅助计算工具算得各个因素与房价的绝对关联度和相对关联度,最终综合考虑确定每个因素的综合关联度,进而判断其影响大小及顺序,并基于昆明市的现状对结果和结论进行了分析.
Combining with Kunming’characteristics,the authors selected many influencing factors on the price,such as Kunming area’s per capita GDP,the CPI,the total investment in construction engineering,per capita disposable income and living space,the total population of Kunming,the level of urbanization,development investment of real estate,trying to filter and analyze the factors as many as possible by gray relational grade model,then calculated the absolute degree and the relative correlation degree between various factors and prices by auxiliary computational tools.Then,it was comprehensivly considered to determine the associated degrees of each factors,and judge the impact of the size and order.Finally based on the status quo of Kunming,the results and conclusions were analyzed.
