摘要
金融机构根据购房者的信用提供房贷,信用则主要依赖于房价。而房价又依赖于购房者的需求,最终购房者会根据金融机构提供的房贷情况进行抉择。本文构建了一个关于房价、收入与金融机构的数理模型,并从基本分析和预期分析两方展开了讨论,发现金融机构间的竞争、收入及其波动是影响房价的重要因素。同时,在预期分析中发现稳定收入的重要性,如果收入降低将带来房贷市场的危机,进而波及到宏观经济的发展。
Depending on the creditworthiness of borrowers,financial institutions provide funding for real estate purchases.The creditworthiness depends on real estate prices.And real estate prices depend on the demand for houses which is influenced by the supply of mortgages.This paper develops a theoretical model about real estate prices,income and financial institutions,and analyses from fundamental aspect and prospective aspect.This paper finds competition of financial institutions,income and volatility of income are important factors to affect real estate prices.Meanwhile,from prospective analysis,this paper finds that income stability is very important,Lower income leads to the mortgage market crisis,and spreads to the macroeconomic development.
