房价收入比函数的建立及应用研究——以上海市为例 被引量:5

摘要 近年来,房价上涨较快,引起了人们的普遍关注,导致了对住房支付能力的大量探讨,一个反映住房支付能力的很常用的指标就是房价收入比。文章首先建立收入分布函数,再以收入分布函数为基础,建立了一个房价收入比函数。并以上海市为例,探讨了上海市收入分布和收入密度函数曲线及其变化,然后求出了上海市的房价收入比函数曲线,分析了不同收入阶层的房价收入比及其变化,并进一步分析了由于房价、收入分布的变化对房价收入比的影响,从而使人们对住房支付能力及其变化有了一个进一步的认识。 In recent years, house prices have risen very quickly that attracted the attention of many people and brought about the discussion about the affordability of housing. An indicator that reflects the affordability of housing is house price-to-income ratio (PIR). Firstly this paper established the income distribution function, and based on the income distribution function, deduced a housing price-to-income ratio function. Taking Shanghai city as an example, we built Shanghai city's income distribution and income distribution density function, and then worked out Shanghai city's housing price-to-income ratio curve. In the end, we analyzed the housing price-to-income ratio of the different income levels, and further analyzed the change of housing price-to-income ratio when prices, income distribution changed, which help people to understand the housing affordability.
