摘要
针对大多数住房市场的分析至今未能充分认识住房空间位置背景的复杂性及其市场意义,住房的空间分割要素常常被简化为住房所在社区邻里与城市中心区的距离等可达性变量,导致住房子市场划分的科学性不强,本文从城市空间结构分析入手,探究传统方法在住房空间分割和子市场分析中存在的问题及其原因,并以实证研究的方法解析城市空间结构因素对住房市场空间分割的影响,进而探讨分割理论研究对当前城市住区规划编制和住房政策制定的现实意义。
Most analyses on the housing market have so far failed to deal adequately with the market implications of residential location. Housing spatial dimensions have been usually treated in a rather simple way by using the distance to CBD as the basis for the spatial stratification of housing stock, which makes the housing market segmentation unscientific. Starting with the analysis on urban spatial structure, this paper explores the problems and causes existing in the housing spatial segmentation and submarket analysis via the traditional method, and analyzes through the empirical study the influence of urban spatial structure factors in the segmentation of housing market. In the end, the paper discusses the implications of segmentation theory in the formulation of urban residential planning and housing policies currently.
