摘要
近年来,二三线城市综合体形成开发热潮,该文总结了国内城市综合体建设发展进程,并以进入城市综合体快速发展阶段的常州市为例,总结了其城市综合体的发展情况、建设经验,深入剖析了其发展特征及规律,得出:①其数量上增长迅速,可能出现"过剩"危机;②以中小型规模为主,大型化趋势显现;③以居住功能为主导、商业地产特征明显且功能日益多样化;④城中空间强化升级、城南城北日趋完整,交通牵引明显,向周边城镇扩展等结论。并据此为其他同类城市有序、合理进行综合体建设提供思路与建议,避免盲目建设给城市带来资源浪费和经济损失。
In recent years, a construction upsurge of urban complex has been made in the second and third tier cities. The article summarizes domestic construction especially the experience of Changzhou. Besides, it explores the characteristic and the law of the practice of urban complex, which contains:(1)rapidly growing number to a "excess" crisis, mostly small or medium size with a large-scale trend, mainly contains living and commercial functions with a pluralism- function trend, center of the city strengthened with north and south becoming more complete, obvious traffic conducted and expansion to suburbs towns, etc. Thus it offers other similar cities ideas and suggestions of reasonable and orderly construction of urban complex, avoiding waste of resources and economic losses brought by blind construction.
